UNIVERSITY OF NEB KEARNEY Facilities Manager, Museum of Nebraska Art in Kearney, Nebraska

Under the supervision of the Executive Director, the Facilities Manager is responsible for coordination, maintenance, and security of the Museum building, systems and grounds. An ability to prioritize, schedule, and implement projects within a changing work environment while adhering to the time sensitive nature of museum production work is critical. She/he must be able to communicate clearly, be detail oriented, and self-motivated. An ability to anticipate the next move, to handle stress and to stay focused is essential. Responsible for the operation of security, fire, and building systems (such asHVACand boilers) to maintain controls. Administers on-going building activities and equipment maintenance, including wall touch ups, humidifiers, lighting, air filters and other items as necessary. Conducts maintenance and inspections of electrical, plumbing, security/fire systems. Conducts and performs maintenance of external facilities requirements including roofing, windows, landscaping and sidewalks Coordinates and supervises custodian and cleaning services, either by contract or staffed positions. Performs custodian duties in absence of custodian. In conjunction with Museum Team, coordinates the use of events materials and equipment including but not limited to: tables and chairs; sound equipment moves; temporary events materials; and event contractors and partners. Supports staff to set up special events. In conjunction with Museum Curator, manages ongoing monitoring of the condition and appearance of Museum galleries and public spaces; provides regular walk-through of galleries to ensure maintenance of exhibitions. Generates ongoing calendar and schedules all building tasks. Undertakes preventative measures for as many tasks as possible. Plans and manages annual building budget. Orders materials and supplies (including custodian) necessary within budget to carry out essential duties. Maintains telephone systems, the company vehicle and all other general maintenance. First contact and responder for security services for after hour openings/closings, false alarms, and any other issues related to the security system on a 24-hour basis. Organizes and implements weather-related and incident-related emergency procedures. Responds promptly to all building-related requests from staff and prioritizes accordingly. Operates high lift, pallet jack, and similar equipment. Drives vans and trucks on occasion. Maintains flag pole and calendar. Assists Curatorial staff as needed for specific installations, de-installations, and fabrication needs. Monitors, troubleshoots, and maintains A/V, equipment, and technology needs for exhibitions and events. FollowsAAMbest practices for all projects in the Museum such as but not limited to: wood shop safety, exhibition design and lighting, install and de-install methods, and art handling. Maintains and supervises storage spaces.

Required Qualifications: Associates Degree in related field, but may be substituted by progressive equivalent job experience. Requires 3 to 5 years of experience in carpentry, construction and preparation including mechanical and electrical installations. This experience should have been acquired in a commercial or institutional facility. Possess a well-rounded background and vast knowledge of heating, boilers, air conditioning, electrical and plumbing systems, including equipment maintenance and repairs. Ability and enthusiasm to work in a collegial, team-focused work setting. Valid NE drivers license (or ability to acquire this).

Preferred Qualifications: Bachelors Degree in related field, but may be substituted by progressive equivalent job experience. Knowledge ofOSHAregulations, well-versed in workplace safety, fine arts terminology and the interrelationships of the areas of art, experience with the principles and techniques of art museum lighting. OSHAaerial and scissor lift certification. Ability and experience of working at hei hts up to 30 feet. Ability to work evenings and weekends as needed. Excellent carpentry skills.
