CITY OF SUPERIOR Facilities, Maint. & Construction Supt. in SUPERIOR, Wisconsin

JOB REQUIREMENTS: TYPICAL TASKS: Supervise the work of the Maintenance and Construction Division. Manage city construction projects and advise contracted operators of city resources (e.g., Marina, Golf Course, Museums on construction and maintenance. Coordinate use of interdepartmental staff, budgets, and other resources to facilitate efficient construction and maintenance of built city assets. Establish facility maintenance schedules and methods, including installation and maintenance of new and unique technology. Plan, schedule, and oversee the performance of preventative and reactive maintenance. Analyze and evaluate facility reliability, maintenance costs, and safety and initiate changes in procedures as necessary. Routinely inspect or oversee inspection of facilities. Order materials and supplies necessary for maintenance or repair activities. Maintain records in a neat and organized manner and report on all phases of maintenance. Participate in the preparation and administration of facility construction and maintenance budgets, submit budget recommendations, monitor expenditures, prepare cost estimates, and submit justifications for equipment. Develop and organize preventative maintenance and safety inspection programs for facilities. Coordinate construction projects, remodels, and other special projects. Oversee and direct Capital Improvement Program (CIP) construction projects from conception to completion. Develop and maintain an asset management program. Develop project budgets and manage resource allocations. Work with Contract Analyst to develop budding documents. Oversee construction to monitor compliance with building and safety regulations. Coordinate and direct engineers and contractor. Review the design and construction work progress to assure timelines are met. Monitor and report on progress of projects. Performs other duties as required. EMPLOYMENT STANDARDS: Knowledges: Principles of supervision. Principles of facilities management. Theoretical and practical aspects of project management including project management techniques and tools. Federal and State Building Codes. Safety regulations pertaining to building construction and maintenance. Methods, materials and tools used in the building maintenance trades. Principles and practices of the bidding process, including use of bidding software. Abilities: Ability to organize and delegate work to control a variety of programs simultaneously and the ability to adapt to changing facilities management standards and requirements. Ability to supervise staff, demonstrate leadership for non-subordinate staff, and provide clear, direct, and honest advice to superiors and senior leadership. Proficient ability to work with various computer programs including Microsoft Windows applications (Word, Excel, Outlook, MS Project), Adobe PDF Suite, databases, AutoCAD, etc. Read and interpret construction plans and specifications. Working outdoors, exposed to all weather conditions. Bend, stoop, kneel and climb up and down ladders and scaffolds. ***** OTHER EXPERIENCE AND QUALIFICATIONS: REQUIREMENTS: Training and experience: Any combination of training and experience which would provide the required knowledges and abilities is qualifying. SPECIAL REQUIREMENTS: Driver License Requirement: Must possess valid driver\'s license or be able to provide a suitable form of transportation if necessary as approved by the department head.
